Investors who buy the parking spaces before they are constructed are offered the property at a discounted rate. This makes the initial wholesale price significantly lower than the projected price when the construction is complete. It is the best way to ensure healthy margins for capital growth. Normally, the price for investors will be in the range of €20,000 – €40,000 for a single car parking space.

You have the possibility of buying a single car park space or multiple spaces, depending on your personal preferences and investment strategy. The advantage of buying multiple parking spaces is the possibility for gathering them in one single land registry title deed, which saves on both notary fees and completion costs on larger property investment portfolios.

Returns can be generated in two ways: 1) parking fees paid by customers who pay to park in your car parking spaces, and 2) capital growth, meaning the  appreciation of the value of the parking space over a period of time. The price of parking space rental vary from project to project, but is in general somewhere between €30 to €70 per week.

We strive to deliver the projected returns to our investors, but we cannot guarantee that the projections are met. The returns can fluctuate as they depend on several factors, including occupancy levels, competition, general market situation, average prices paid by customers to park etc. Occupancy rates will be driven largely by the expected growth in passenger numbers, combined with increased marketing spend and improvements to the car parks. This will be carried out by CarParkFly’s management companies and will benefit all investors. As a result, we expect annual income to rise.

We always state the returns in our projects as net returns because we want the investment to be as transparent as possible (net return is the net income from an investment after deducting all expenses from the gross income generated by the investment).

All parking spaces are purchased as a private commercial property investment with a title deed in the name of the individual investor or investment company. In other words, the parking spaces are legally owned by the individual investors or investment companies. This makes the investors free to sell, let or manage their own spaces at any time using any agent they choose.

Yes, you can freely re-sell your parking space at any time. Thanks to our established legal procedures and wide network of sales partners, selling your property is a very simple process. Upon request, we can also market your space. We firmly believe that because your property is so competitively priced when bought in an early stage of the construction. Once completed, it will make a very appealing sales proposition to future investors. Based on our exprecience in other projects, we furthermore expect many end users will want to purchase their own parking spaces – especially if they are frequent flyers or tenants. For this type of investor the parking space becomes more cost effective, as well as an attractive personal investment opportunity.

Upon the investor’s request, CarParkFly will re-sell their parking space at any time. We also have the possibility of re-selling the parking space via one of our sales partners.

CarParkFly will market the parking space to potential buyers at a price minimum 20% higher than the initial purchase price. The potential buyers include end users (who use the parking space), business users, investment companies, institutional investors, and other investors.

Your investment funds are handled only by the developer of the relevant project, and never by CarParkFly or any of its sales partners.

No, CarParkFly does not charge any fees. Please note that the real estate developer as well as our sales partners can charge fees.

All of our car parks have superior security alarm systems and the latest type of video surveillance. Your parking space is accessible 7 days a week and all car parks have secure access entry and exit systems which are surveyed throughout 24 hours a day.

Yes, we only construct parking projects in countries and areas where the individual investor is able to obtain a title deed registered in his or her name (or the name of a company) at the local Land Registry. The title deed is always registred after completion of the parking project.

As mentioned above all investors receives a title deed in their own name or that of their company. The title deed is issued by the local authorities in the country where the parking project is situated. The title deed is a proof of purchase of the parking space(s). All investors also receive a receipt of payment as well as a contract from the developer of the project.
