Straightforward purchase process

Whether you are a Croatian national or inhabitant of another EU country, purchasing a parking space in CarParkFly Split is fairly easy. If you are not a EU national the process is a bit more complicated and will require specialist counseling. For EU nationals we have a streamlined purchase process involving 3 simple steps:

Sign a Business Cooperation Agreement

In order to purchase a parking space you will initially have to sign a Business Cooperation Agreement with the developer. The purpose of this agreement is to establish and describe the relationship between the buyer (you) and the seller (the developer). The basis of the agreement is that you enter into a mutual collaboration with the developer regarding the investment in the CarParkFly Split project. This mutual collaboration is necessary since the project is not finalized at the time of purchase. The agreement also outlines the rights and obligations of each contracting party along with the common goal of the involved parties, which ultimately is the finalization of the project as well as the transfer of the ownership of the parking space to you.

Transfer the purchase amount

The funds for the purchase of the parking space must be transfered directly to the developer who is the owner of the land plot where the project is being constructed. This qualifies the purchase as a direct real estate transaction and ensures maximal transparency in the purchase process. The purchase amount is transferred in two installments: A first installment of €10,000 and a second installment of €13,000 (totalling €23,000) per parking space. From the moment when you have paid the first installment, you are the rightfull owner of the parkig space, giving you the right to sell it and enter into business agreements about the future use of parking space. The second installment must of course be paid timely in accordane wth the your agreement with the developer to maintain ownership of the parking space.

Sign the title deed and Purchase Agreement

When the construction of the project is finished you will receive a title deed proving your ownership of the parking space. The title deed is issued by the local authorities and also officially registered. The title deed must be signed by both the purchaser (you) and the seller (the developer) of the parking space. The deed must be signed in one of the following ways: 1) you sign it in front of a notary in Croatia or 2) you sign a power of attorney giving an attorney the right to sign on you behalf. You can choose to appoint thsi attorney yourself or use an attorney appointed by the developer.

You will also receive a final purchase agreement that outlines all the details of the purchased parking place. This agreement can only be made once the project is delivered as certain details cannot be specified before the construction work is completed.

Once the three steps above has been completed you will have access to your parking space. The practical details regarding the physical access will be arranged for you by the developer.
