CarParkFly

CarParkFly (the project) is a car parking facility under development next to Split Airport in Trogir, Croatia. The project is being developed by GNH Real Estate Developments d.o.o. (the project developer).

The development of the project was started in 2019 with purchase of the project site and the initiation of the cadastral changes required for the envisioned project.

The project will be the first secured, indoor valet parking facility next to Split Airport. Car cleaning services will be offered as an additional service. Access to the facility will be for employees only.

CarParkFly Split

CarParkFly (the project) is a car parking facility under development next to Split Airport in Trogir, Croatia. The project is being developed by GNH Real Estate Developments d.o.o. (the project developer).

The development of the project was started in 2019 with purchase of the project site and the initiation of the cadastral changes required for the envisioned project.

The project will be the first secured, indoor valet parking facility next to Split Airport. Car cleaning services will be offered as an additional service. Access to the facility will be for employees only.

Concept

The parking facility will be operated as valet parking with car wash and vehicle cleaning as an additional service. Transportation services might be considered to be added as an additional service if the demand is present.

The concept itself is simple:

  • Booking is made on the website and instructions are sent to the client
  • The client drives to the airport terminal and parks his vehicle in a designated pick-up zone
  • The clients drops his car keys in a key box
  • The staff drives the customer’s car to the parking facility where it is parked in a secured indoor parking space
  • On the day the client returns from travel, the staff will park the car in a designated parking area in the airport car park
  • When returning from travel, the customer will receive a text message with a code for a keybox where he can retrieve his car keys and pick his car up in a designated area

Concept

Rental of parking spaces

When purchasing one or more parking space(s) you have the option of renting the space to end users. This can be done in three ways:

  • Management Agreement (CarParkFly handles the rentals for you)
  • Third party service provider (a third party service provider handles the rentals for you)
  • Self-management parking spaces (you handle the rentals yourself)

You can choose freely between the options above as you are the rightful owner of the parking space.

If you choose to let CarParkFly handle your rentals, you will have to sign a Management Agreement (read more below).

If you choose to handle the rentals yourself or use a third party service provider, it will be necessary to make some practical arrangements with CarParkFly regarding the usage of your parking space(s) as the majority of the parking spaces in the facility will be handled by CarParkFly.

Rental of parking spaces

When purchasing one or more parking space(s) you have the option of renting the space to end users. This can be done in three ways:

Management Agreement

If you choose to sign the Management Agreement, CarParkFly will handle all the rentals and additional services for you. The agreement is made between you and with CarParkFly d.o.o., and outlines the rights and obligations of each contracting party in the collaboration.

Each parking space owner who has signed the Management Agreement is entitled to a percentage of the revenue generated by his parking space(s). This includes all types of revenue including rentals, car wash/cleaning services and any other additional services.

The calculation of the revenue percentage is based on 1) the revenue from the rentals and additional services, and 2) the expenses related to the parking spaces. The expenses include all expenses relating to the operation of the parking facility and are calculated by the accountant of CarParkFly d.o.o. at the end of the financial year. Each owner’s expenses are calculated by dividing the total operating expenses with the number of parking spaces owned.

The payment of the revenue to the parking space owner will happen once a year to an account appointed by the owner.

In 1997 Trogir became a part of UNESCO World Heritage List due to its beautiful romanesque churches and baroque buildings from the Venetian period.
